How is hard money different from transactional funding? +
Transactional funding is short-term (same-day to 30 days), tied to a specific deal closing, and not based on personal credit. Hard money is longer-term (typically 6-24 months for fix-and-flip, 30 years for DSCR), structured as a traditional loan with monthly payments, and underwritten on the asset plus some borrower factors. Hard money is for holding or rehabbing a property; transactional is for getting through a closing.
